The Property Goes Live
Once the property is ready to rent out, it is listed on various platforms to attract prospective tenants. We provide high-quality images and detailed descriptions to showcase its features and appeal to potential applicants.
Prospective Tenants Apply
Interested tenants submit applications, which typically include personal details, rental history, and references. This initial step allows them to express their interest and provide the necessary information for assessment.

Applications Processed
Submitted applications are reviewed for completeness and eligibility. Background checks, income verification, and reference checks are conducted to assess each applicant’s suitability.
Tenant Pre-Approval
Qualified applicants receive pre-approval, indicating they meet the landlord’s criteria, and have meet the criteria and checks of the our application process. This stage often involves communication with the tenants to clarify any details and ensure they understand the next steps.
Property Inspected
Pre-approved tenants are invited to inspect the property. This visit allows them to assess the living space firsthand and ask any questions, ensuring they feel confident about their potential new home.
Final Approval by Landlord
After inspections, the landlord reviews the applicants and selects the final tenant. This decision is based on the application assessments and feedback from the inspection, leading to the ultimate choice of tenant. We like to have a move in date no later than two weeks after the approval by the landlord. The holding deposit is due to be paid within 24 hours and then the bond link will be sent. The lease will be sent electronically and the 2nd week’s rent will need to be paid prior or collection of the keys.
Setting Up A Successful Tenancy
We aim to treat your property as if it were our own. Below are some points to consider that will assist in establishing a successful tenancy.
Landlord Insurance
We recommend you investigate policies with companies that specialise in landlord insurance.
Lawns & Gardens
We can provide details of trades to ensure the property presents well for marketing and tenant move-in.
Keys Cut
We will require a set of keys for each adult on the lease and an extra set for our office – we can have these cut on your behalf.
Water Efficiency
A water efficiency certificate signed by a licensed plumber is legally required to enable us to charge your tenant for water usage.
Change Of Address With Council
You can have your land and water rates sent to our office for direct payment – we can provide a form for you to complete and sign to have this set up.
Bank Account
Provide bank details of where you would like your monies disbursed.
Smoke Alarm Compliance
We strongly recommend employing a professional smoke alarm testing company on a yearly subscription to ensure your property is compliant and safe.
Mail Redirection
A mail redirection with Australia Post is advisable.
Maintenance Kitty
Set up a separate account or funds pool specifically for maintenance and property upgrades as they arise.
Cleaning
We can provide the details of local professional cleaning services for a pre-tenancy clean.
Depreciation Schedule
A depreciation schedule outlines all available tax depreciation deductions for a residential investment property and is claimed in your tax return each financial year.
Utilities
Advise your electricity and phone provider that you will be moving. We can arrange for someone from our utility connection company, Your Porter, to contact you to make these changes on your behalf.
